How Much Does Attic Insulation Removal Cost in the GTA?
Five factors move your removal quote — here's how much each one matters.
1. Attic size (the base driver). Removal labour and disposal scale with square footage. A compact 500 sq ft bungalow attic clears in half a day; a 2,000 sq ft storey-and-a-half takes a full crew day with more disposal bags — which is why the per-foot rate drops slightly as attics get bigger.
2. Old insulation type. Blown-in fibreglass and cellulose vacuum out fastest. Fibreglass batts must be pulled and bagged by hand, adding roughly 30–50% labour. Vermiculite is a different category entirely — see the vermiculite section below.
3. Depth and weight. Decades of top-ups mean some GTA attics carry 16–20 inches of material. Double the depth means double the bag count and double the disposal weight.
4. Contamination. The budget-breaker. Rodent droppings, nesting material and urine-soaked insulation require full removal plus sanitization of the attic floor ($600–$1,000 typical). Active mould means remediation protocols before anything new goes in ($1,225–$6,000+ depending on spread).
5. Access and set-up. Steep-pitch roofs, tight hatches or finished second floors with no walkway slow the crew down. Homes with good hatch access and driveway space for the vacuum rig quote at the low end of every range.

Vermiculite & Asbestos: What Toronto Homeowners Must Know
If your attic insulation looks like grey-brown pebbles, stop reading and don't climb back up.
Vermiculite is a pebble-like mineral installed in Canadian homes from the 1920s through the 1990s — much of it Zonolite brand from the Libby, Montana mine, contaminated with tremolite asbestos. Health Canada's guidance is unambiguous: treat all vermiculite as asbestos-containing until a lab test proves otherwise.
Why pre-1990 GTA homes are ground zero. The older housing stock in Scarborough, East York, North York and central Etobicoke was insulated during the peak Zonolite years. If your home was built before 1990 and still has original attic insulation, identification costs nothing and takes minutes.
Why abatement costs $10–$25/sq ft: licensed removal is a containment operation, not a vacuum job — double-walled disposal, negative-air machines, sealed work areas and certified crews. It is also occasionally the best money you will ever spend on your house: disturbed asbestos-containing insulation in your attic is a genuine health hazard, and untested vermiculite can stall a future sale.
