Old-insulation removal on its own is not rebate-eligible. But the removal-plus-new-insulation package is: when we re-insulate your attic to code after clearing it, the new insulation portion qualifies for up to $3,100 under the Canada Greener Homes and Enbridge Home Renovation Savings programs.

How Much Does Attic Insulation Removal Cost in the GTA?
Five things affect your attic removal quote.
1. Attic size (the base driver). Removal labour and disposal scale with square footage. A compact 500 sq ft bungalow attic clears in half a day; a 2,000 sq ft storey-and-a-half takes a full crew day with more disposal bags. The per-foot rate drops slightly for larger attics.
2. Old insulation type. Blown-in fibreglass and cellulose vacuum out fastest. Fibreglass batts must be pulled and bagged by hand, adding roughly 30–50% labour. Vermiculite needs separate handling. See the vermiculite section below.
3. Depth and weight. Decades of top-ups mean some GTA attics carry 16–20 inches of material. Double the depth means double the bag count and double the disposal weight.
4. Contamination. Rodent droppings, nesting material and urine-soaked insulation require full removal and sanitization of the attic floor ($600–$1,000 typical). Active mould means remediation protocols before anything new goes in ($1,225–$6,000+ depending on spread).
5. Access and set-up. Steep-pitch roofs, tight hatches or finished second floors with no walkway slow the crew down. Homes with good hatch access and driveway space for the vacuum rig quote at the low end of every range.

Vermiculite & Asbestos: What Toronto Homeowners Must Know
If your attic insulation looks like grey-brown pebbles, do not go back into the attic or disturb it.
Vermiculite is a pebble-like mineral installed in Canadian homes from the 1920s through the 1990s. Much of it was sold as Zonolite and came from the Libby, Montana mine, where it was contaminated with tremolite asbestos. Health Canada advises treating all vermiculite as asbestos-containing until a lab test proves otherwise.
Why pre-1990 GTA homes need checking. The older housing stock in Scarborough, East York, North York and central Etobicoke was insulated during the peak Zonolite years. If your home was built before 1990 and still has original attic insulation, identification costs nothing and takes minutes.
Why abatement costs $10–$25/sq ft: licensed removal requires double-walled disposal, negative-air machines, sealed work areas and certified crews. Disturbing asbestos-containing insulation is a health hazard, and untested vermiculite can delay a future sale.
Where CES fits in: we identify suspected vermiculite free during your assessment, arrange lab testing (typically $50–$100), and coordinate the licensed abatement crew for removal. Once the attic is cleared and certified, we air-seal it, re-insulate to current code and handle your rebate paperwork. Most abatement companies do not provide this follow-up work.
Never remove, vacuum or disturb suspected vermiculite yourself. DIY disturbance is how contamination spreads from attic to living space.
Loose-fill fibreglass is the most common old attic insulation in the GTA and the fastest to remove. The commercial vacuum pulls it out in hours, so clean removal quotes at the low end of the range: $1.50–$2.50/sq ft. Ideal one-day job for most bungalows and splits.
Rolls and batts must be pulled, folded and bagged by hand before the vacuum pass. Expect 30–50% more labour than blown-in removal. Removing the batts usually exposes rodent nests and wiring damage, allowing a thorough inspection.
Denser and heavier than fibreglass, aged cellulose (recycled newsprint) doubles the disposal weight and often holds moisture if the roof ever leaked. Removal pricing sits mid-range; heavily compacted cellulose quotes closer to the contaminated tier.

Look for droppings or nests, a musty or ammonia smell, moisture staining or mould, and vermiculite pebbles. If none are present, a top-up usually works. Any one of these calls for full removal. We check during the free assessment; roughly 6 in 10 attics we inspect don’t need removal.
